In a collaboration surpassing borders and a continuation of deep collegiality and shared purpose, invited by Real Estate Partner of Dentons Germany, Sabine Wieduwilt in Summer 2025, Vivien Teu contributed to the comprehensive and strategic publication on “Real Estate Investment and ESG”, authoring two chapters of this book published by HAUFE:
Chapter 5.4 – Real estate investment funds and ESG – covering real estate investment through fund structures, outlining key features of private equity real estate (PERE) funds and real estate investment trust (REITs), different strategies (core and opportunistic, and the increase in real estate private credit funds in recent years), and key ESG frameworks from the implications of EU Sustainable Finance Disclosure Regulation (SFDR) to GRESB as the authoritative voluntary standard for the real estate industry since its launch in 2009;
Chapter 6.3 – Asia: Sustainable finance and real estate ESG – covering highlights and overview as at publication date on the real estate industry ESG developments in Asia under strong governmental policy trends on climate risk management and transition to a low-carbon economy, including key aspects and technical screening criteria relevant to the real estate sector in Asia taxonomies, including China, Hong Kong, Singapore, ASEAN, CGT/M-CGT; also covered are examples of uses of green and sustainable financing by Asia real estate developers, such as Link REIT, and the Green SRI Sukuk financing the construction of Merdeka 118; selected case studies of Asia real estate funds and REITs, and the UOB APAC Green REIT ETF.
As part of a comprehensive guide, the Asia chapter also covered the opportunities and key considerations of real estate transition finance in Asia, across retrofitting and new-built, and importantly, on data centre green initiatives to watch. Finally, selected references on climate-conscious or green lease clauses in the section on real estate ESG contract clauses and examples of adoption by real estate developers round off the chapter with positive and concrete outlook for Asia to construct the low-carbon cities of tomorrow.
